We delivered a flexible speculative industrial facility designed to attract both single-tenant users and multi-tenant occupancy, positioning the building for long-term adaptability. The pre-cast concrete structure provides a durable, low-maintenance exterior while supporting efficient operations and a strong visual presence within the industrial corridor.

Our team collaborated closely with the ownership team to align building configuration, loading capabilities, and future tenant flexibility with market demands. Strategic layout decisions, including eight (8) loading docks and four (4) overhead doors, were integrated to accommodate a wide range of industrial users, improving circulation, access, and operational efficiency. Our preconstruction process focused on cost clarity, constructability, and schedule alignment to ensure the project remained positioned for timely delivery and competitive leasing.

Delivered through MSI General’s integrated DESIGNBUILD approach, the project benefited from a single, coordinated team guiding decisions from concept through completion.
