Continuing our strong partnership with Luther Group, a valued repeat client and commercial real estate development firm, we delivered a two-tenant speculative retail building designed to attract high-profile national brands and position the site for long-term success. Strategically planned for visibility, access, and flexibility, the development provides a strong foundation for both immediate occupancy and future tenant adaptability.

Preconstruction services included environmental coordination and cleanup of the former gas station site, requiring careful due diligence, agency collaboration, and site remediation planning before vertical construction could begin. The building is anchored by a Starbucks featuring a drive-through, requiring detailed coordination of site circulation, stacking capacity, and pedestrian safety. Our team worked closely with ownership and design partners to optimize building placement, traffic flow, and utility infrastructure while maintaining cost control and schedule certainty.
