Dynamic Tool

This adaptive reuse project transformed a former credit and customer service facility into the Dynamic Development Center, a modern industrial headquarters for Dynamic Tool. The existing office building was reimagined to support precision manufacturing, delivering a clean, organized production environment tailored specifically for injection molding operations. Strategic upgrades included the integration of overhead cranes to enhance material handling and manufacturing efficiency, along with the creation of a dedicated metrology lab to support advanced inspection equipment and streamlined quality-control workflows. The result is a high-performance facility aligned with Dynamic Tool’s operational needs and long-term growth.

Close collaboration between MSI General and Dynamic Tool leadership guided the conversion of the former office layout into a high-performance manufacturing space. A significant portion of the ground-level flooring was removed and replaced with reinforced concrete to support injection molding machines and ancillary equipment used for mold sampling and validation. The facility also incorporates customer and supplier work areas, conference rooms, and an on-site tool shop that supports collaboration and specialized manufacturing-cell launches. Existing office cubicles that were in place when the building was purchased were refurbished and reused throughout the facility, with additional pieces repurposed at Dynamic Tool’s other office location—reducing material waste, controlling costs, and reinforcing the project’s commitment to responsible reuse.

Delivered through our DESIGNBUILD approach, the project required close coordination between design, engineering, and construction teams to successfully convert a traditional office structure into a specialized manufacturing environment. Through integrated planning and sequencing, the team executed structural modifications, production infrastructure upgrades, and facility reconfiguration while maximizing the value of the existing building, demonstrating how thoughtful adaptive reuse can deliver a high-performance industrial facility positioned for future expansion.
